Once you activate your listing on Zillow, it will appear on Trulia within 24 hours. When you do list your property, you will have the ability to create a new listing and it will override the outdated information and photos.

When we post a listing on the MLS, we do have to check that we want it syndicated to sites like Trulia and Zillow. That would also be noted in the listing contract you signed. Double check those things. ... more

There are many great communities in Apopka area that have little or no HOA. Even though HOA seems like a "waste of money", in realty it usually helps the home owners as the HOA board helps to maintain the community standards. I personally will not going to move into a community that has no HOA (unless its outside of the city). Resale value of my home is a HUGE part of the decision when buying a home and therefore I am only considering communities which maintain themselves.

I'm a Real Estate Broker living and working in Apopka so I know the local market. Are you asking what would it cost to have a lawyer do the closing on a home you are selling? If not, please clarify. If you are selling the home yourself without the help of an agent, another options is to go to a local title company and they can assist you with the closing process. Reply with more info and I will assist or refer you over to someone that can help you out directly.

I'm sorry that you are in a situation where your home is no longer affordable to you. Many in Apopka, where I happen to live and work, are in a similar situation. If you would like to continue living in your townhome, your first step would be to attempt to work with your lender to seek a loan modification. Lenders will sometimes make adjustments to some of the terms of your loan in order to keep you from having to short sell or be foreclosed upon. If that doesn't work, or if you simply do not want to modify your loan, then a short sale is probably your next best option. In a short sale, the bank is allowing you to sell the home for less than it is worth. I work with a great company who handles the negotiations for us, and has a great success rate with them as well. First time on Trulia I see. Let me explain how this forum works. The general public asks questions of agents and others and then we respond. If you have a question for someone on Trulia's staff, then using this forum is a very hit and miss way to get an answer.

Also, they pick up info from various feeds and sources. Don't know if they have a deal with your broker to pick up IDX info. Would seem not, if you changed the price twice in 44 days and they still show the original.
