John,

Home prices have been on the rise in the area for about 2 years now.
1.25 acre lots are the most common size lot, but 2.5 to 5 acre lots occasionally come on the market.

The average sold price for homes built since 2000 on 1.25 acre lots since 1 January 2013 has been $142 per square foot.
The average sold price for all homes on 1.25 acre lots since 1 January 2013 has been $132 per square foot.

The average list price for homes built since 2000 on 1.25 acre lots is currently $155 per square foot.
The average list price for all homes on 1.25 acre lots is currently $171 per square foot.

The average sold price for vacant land since 1 January 2013 has been $50K per acre.
The average list price for vacant land is currently $108K per acre.
Land that borders State Trust Lands or Forest Service Lands commands a much higher price, and can be up to double that of land that does not border State or Federal Lands.

Let me know if you have any other questions.

Hi Connie,

this seems to be an old listing. I just checked the MLS and it is showing it as closed on October of 2012. It sold for $105k. Sorry!

This home is currently under contract and shows as a pending sale. This means the seller has accepted an offer on the home and the buyer and seller are working to finalize the sale. I just called the listing agent's office to find out the status of the sale of the home. The buyer is in the inspection period on the house and the Buyer's Inspection Notice has not yet been issued. This document would indicate if the buyer is moving forward with the sale or cancelling. Given this information, this sale is still in the early phases and it is too early to tell if the transaction will be moving forward or not. If you would like to see this home, I can meet you at your convenience to tour the home. If you wanted to submit an offer on this home, it would initially be a back up offer. A back up offer will 'sit in the wings' in the event the current offer were to dissolve. The seller could then fall back on your offer.

If you are looking to purchase a home in this area, I would be happy to represent you. As you can tell from my response, I am a very experience buyer's agent and have many recommendations on my Trulia profile that you can view by clicking on my photo to the left of my response.
