Landlords and property managers can require any score they want, but leasing doesn't usually require a particular credit score. The three most important things a landlord or property manager will want to see, is an income ratio sufficient to pay the rent, stable job history, and a rental history without evictions and tenancy related judgments. ... more

None of us will know the cost to build because it's not what we do. Your architect should be able to give you some names of local contractors, or you can visit the Arizona Registrar of Contractors website: http://www.azroc.gov/

Once on the website, look for a tab at the top of the page " Contractor Info & Searches." Click that and a drop down box will appear. Now, take the first option which is search by name, license or classification. On the next page, click "Advanced Search Options." Of course another window will appear and on it select "Residential" and follow the drop down to "General Residential Contractor."

Building a home is exciting. Good luck!

I'm afraid Home in 5 is only for Maricopa county and the City of Phoenix. Pinal does have it's own down payment assistance program called Home Plus. Home Plus offers 4% assistance instead of 5% for non-veterans. The eligibility is very similar to Home in 5.

Feel free to contact me for more information on this program.

Hi, S.Wyatt;
Of course there are PLENTY of mobile home areas that are not 55+ and I can certainly help you find one...I am not able to sell any that are not including the lot. It will have to be where the lot comes with the home. It sounds confusing, but real property is what I sell, not leased. And the places that charge lot RENT I am not able to sell. Please get back to me, so we can talk about this.

I found this answer helpful...

It feels like we've been in a financial black hole for what seems like a decade, but as we start to see more and more signs of economic life the question always seems to arise, "I wonder if now is a good time to try and sell my house?". To some the question burns at them, while to others it's a more subtle, subconcious thought. Whether you're strongly considering it or merely pondering, then these are some things to keep in mind.

1.The unemployment rate is dropping: More and more people are getting back to work, and when people are working they spend more money. Don't believe me, think about your own spending habits and if you don't splurge a little more when you have some extra cash in your pocket (This is where you look up at the flat screen LCD in front of you or the iPad you're using). Major purchases rise during times of increased consumer confidence. The unemployment rate in Kentucky has fallen by almost a full percentage point since Nov of 2011, we are going to survive folks.

2.Buyers outnumber sellers: Another sign that it's a good time to sell is when there are more people looking for new homes than people selling, it's the law of supply and demand. When supply is low, but demand is growing, then what you have is a formula for getting more bang for your buck. We are seeing more and more of our listings around Louisville getting multiple bids, which is great for the seller because they ultimately get closer to their asking price without as much haggling.

3.Check the interest rates: It seems like you can't read a magazine, newspaper, online article, etc., that doesn't scream in your face about how historically low interest rates are right now. I'm not going to spend a lot of time reiterating this....they are super low, believe it.

4.The economy is rebounding: It's funny that so much of the ebb and flow of the economy is based on little, 'ol us. When we're spending on things like housing, stocks, TVs, and other like items, you seem to always see up uptick in the economic numbers, but when we keep our money in our pocket then the stock market drops and other general panic ensues. In general terms, we control the economy, it doesn't necessarily control us, and things are getting better. The stock market has rebounded, there haven't been any recent natural disasters, and people are sticking their heads out of their proverbial groundhog holes.

Long story short, only you know if you feel confident enough in how the market is to test the water. Maybe you want to buy an investment property or you just want a bigger place for your growing family? Maybe you are wanting to downsize and pocket some of the extra cash from selling a bigger home? Only you can say. If you're even slightly curious I recommend getting a free market analysis from Louisville Home Values to see what the activity is like around you and to get an idea of what comparable houses in your area are selling for. Maybe you'll find some signs that it's a good time to sell your home!

Different mobile home parks have different set-ups for pad space. In some you are paying to purchase the pad space, and others you are renting the pad space. Check with your tax professional, but also ask at the management office where you live to find out if you are renting the space.
