None of us will know the cost to build because it's not what we do. Your architect should be able to give you some names of local contractors, or you can visit the Arizona Registrar of Contractors website: http://www.azroc.gov/

Once on the website, look for a tab at the top of the page " Contractor Info & Searches." Click that and a drop down box will appear. Now, take the first option which is search by name, license or classification. On the next page, click "Advanced Search Options." Of course another window will appear and on it select "Residential" and follow the drop down to "General Residential Contractor."

It depends upon what "almost nothing" means to you.

In most cases land is either purchased for cash or with the Seller's assistance in financing. Since land is relatively cheap, the Seller generally asks the Buyer pays 25% as a down-payment and their closing costs. Twenty five percent may "sound" like a lot, but the question is "of what amount?"

Can you have a lesser down-payment? Yes and no. It will depend upon the Seller's motivation and your tolerance for usury interest rates, for which AZ has no law.
