I'm a seller and now in escrow. My listing suddenly shows "contingent - back up offer" after I accepted a buyer's offer.
The buyer had a home inspection and appraisal. There's no major issue because entire house was remodeled. I invested over $60,000 for new kitchen, flooring, all new appliances,jacuzzi, new bathrooms, electric panel for safety ($3600 cost), air cleaner ...
The stove I have is 5 burners and 1 small burner is working on and off and toilet seat loose, one patio door screen missing.
I offered $500 credit to cover all minor issues..but since buyer has FHA loan, this process is way long and strict.
FHA hold contingency because of one burner is not working, exterior building tiny spot peeling paint.
With 2 things, the process gives a seller hard time.

My agent says if conventional loan, these can go easily.

I'm starting tired....buyer and lender want to work out and seller too. But lender wants to confirm a working burner and exterior fix by HOA. In this situation, my status is " contingent- back up offer.

Buyer, seller, lender still work out together but just in case, seller receives a backup offer.

PS Buyer requests 1.5% closing fee, taking $500 credit for minor repair and buyers seem happy.
But since FHA, lender wants everything perfect even one tiny burner. It can fix with credit seller offers after buyer moves in.
It's crazy....

It is true, I have lived in the Club, and have owned in there for ten years. There a some families that have moved out of it, to move to the Parkside neighborhood. Parkside neighborhoods are awesome for kids if you're kids like to hang out with other kids. But than again it can depend on the neighborhood in the Club, but I would say that Parkside is more kid friendly, if I had children that's where I would live. ... more

The short answer is that the lease transfers with the purchase and you would be required to honor the lease. However, that being said, you may enter into an agreement with the tenant that would offer you the end result you are looking for. Usually renters are most agreeable if you sweeten the deal for them (ie; refund their deposits, give them their last 30 days free, or provide a cash moving incentive). Great answers from others, being this was back in April 2011, if you still follow this question, I'd be curious to know what your outcome was.
It is important to know that you were signing a Real Estate Agency Disclosure and Election form for either, and if your offer was accepted on the first home. Yes if you did not withdraw and had money in escrow, you would lose that earnest deposit.
If you were signing a real estate agency disclosure and election, it would've needed additional signing that you did not have full representation.
If you work with one agent, they're representing you.
If you're working with the listing agent, as the buyer, you have limited representation.
I sure hope you're following this so you can answer as to the outcome of your question?

No mello roo fees. Bonds are connected to your property taxes and assess that way. Usually fire, community college, and schools are the bonds. There are several different communities in Anthem. Parkside which HOA fees are about 80 a month; The Landings about 90 a month; The Villages (condos) which are about 250 a month; and the Club area which has two fees: HOA of about 150 a month, and then recreation of 150 as well, or golf membership which varies depending on the membership option.

It is a great community with so many choices.... I have lived here since November 1999, and my kids have grown up here too!
