Unfortunately, the numbers you see on these sites are generated by complex algorithms and there really is nothing anyone can do. This is just a marketing website and they pull the data from various sources. And most of us pros know the data isn't very good nor accurate, which is why we always tell our buyers and sellers to never pay attention to these bogus websites! The good news is that most buyers will be working with a Realtor, who will be able to explain this to them if it comes up. ... more

Ansley Park was just honored by the American Planning Association (APA) as being one of the 10 great neighborhoods in America for the year 2011!! Quite the honor and well deserved!! I have been a homeowner in Ansley Park for the past 3 years and have to say Ansley truely is the most beautiful, most centrally located neighborhood of mostly single family homes in any city I've ever visited or lived in! On top of location, location, location, the Ansley is active with it's neighborhood association, monthly newsletter, and loads of activities...neighborhood diners club, Easter Egg hunts, Halloween parades, movie nights, restaurant trips, garden club, poetry/literature groups, etc! We are so happy to have found a great home in such a great neighborhood filled with such great neighbors! Can't think of anyplace in Atlanta we'd rather live!! ... more

Vikki,

The Council of Intown Neighborhoods is actively involved in supporting all the feeder schools that will send students to Grady High School. Think of it as a Super PTA... and they mean business. Grady High School is going through some major changes due to the Atlanta Public Schools High School Transformation. The Award winning Communication Magnate is being transformed into a small school there amongst others - They are called Small Learning Communities (SLC's)... As you can tell, I have kids in the public school system and am very actively involved. Can't go wrong in Ansley Park nor in many other area of Intown Atlanta.

-Cheers!

Good Afternoon Nadeyah,

Home prices have been falling throughout Metro Atlanta and the surrounding areas for some time. Of course, some areas have seen sharper declines then other areas. The best way I can answer your question is to know a specific area of interest. We in the real estate business have many tools at our use ie. Competitive Market Analysis, Broker Metrics, Chart Master, FMLS, Mls and the list goes on. I would be more then happy to put together a report for you showing the specifics of a certain area, location, subdivision etc.
for you. To learn more about me as a realtor go to my website at www.rickpaynesold.com. Especially, preview my cover page " About Me " and the other information on my site.

Do you have an agent? Have you seen the latest GA Assn. of Realtors contract? Here's what it says...are you under contract using this language?

"The sum of $________________________ to be used by Buyer as a contribution for the items in the paragraph above. In addition, Buyer may use the Seller’s contribution to pay for, including but not limited to, survey costs, appraisals, insurance (including flood insurance, if applicable), inspections, termite treatment and/or repair guarantee and, if Buyer is obtaining mortgage financing, escrow establishment charges, loan discount points, costs to buy down a loan, and other similar costs (unless any of the same are prohibited by Buyer’s mortgage lender). Unspent sums, if any, shall remain with the Seller."

Depends on your particular contract.

Thank you for buying property this Summer!
