It also depends on whether it's on the Severn River or the Magothy, with Severn being the much more desirable location.

Market prices have stabilized and even improved in the 21401 and 21403 zip codes and most are up an average of 12-14% over this time last year so off hand, yes that sounds like a good deal but of course so much depends on location and condition of the home. My husband is a general contractor and we specialize in, among many things, finding good homes and potential rentals and flips, for investment clients. I'd be happy to take a closer look at the home you found or help you find other good deals in the Annapolis area. Please let me know if I can help. ... more

Hi There are many people how live in DC and have weekend homes/crash pads here in Annapolis so they can take advantage of the easy access to the bay, boating, seafood restaurants and fun bar scene. Rentals can be tough to find and the good ones tend to go kind of fast but they're out there. I could help by setting up a search that notifies you immediately if a rental in your search parameters came available and even go preview it for you if you were in DC and not available to come straight out to see it. Please let me know if I can be of any assistance and regardless, good luck in your search! I hope you find a fabulous place before the spring gets here so you can enjoy the weather out here at the water! ... more

Edith Karoline Jasser answered:
I suggest you coy the address that is mentioned in the listing and go to Google Maps and put the full address in it will show you the location on the google map under 5 Evergreen, this is also a building lot, just land to purchase to build a home! But if there is a difference between the map location and the given address in the listing sheet, it usually is a mistake of mapping the property correctly rather than
the mapped address is correct and the address given is wrong.
So in the future when this happens use the address, full address and make use of Google Maps
Hope this helps

Darlene Winegardner answered:
Lil,

I am an agent based in Stevensville with 18 years experience. If you are a Buyer, I believe now is a great time to purchase since the market can tend to be slower this time of year and home prices tend to be reduced if they've been sitting on the market all year. In addition, there are new loan restrictions which will be implemented in January, so it's the best possible time to purchase since interest rates are still extremely low.

If you're a Seller, it depends on the location of your home and the condition.

Please contact me and we can discuss your specific situation and come up with a plan.

Thanks, Darlene 410-991-1456

Neighbor within stone's throw of property in question, Annapolis, MD

Not applicable. This was a CASH transaction sold at Auction-by-owner c.o A.J. Billig Co. Bidders needed 10% (maybe even 20%) on the day of the auction. The winner of the auction had to come up with an addtional % within 24hrs and then the entire amount (no mortgage) within 45 days or lose all their money.

The new owner, however, may have financed the property after-the-fact.
