This can be achievable. For example have a lovely NEW CONSTRUCTION home in Southern Pines, NC exactly like what you asked about. We have meticulously designed the home in consultation with a professional ecologist and environmental control engineering company. This property is not a marsh as most folks are familiar with. It doesn't smell like most people think either. You can hand plant, hand trim, even put a picket fence in, etc. Restriction basically is: No mechanical machines to disturb the soil. It will be an incredibly private with view off the back deck of the woods, deer, birds, blueberries and raspberries, huge ferns and so much more, etc. We are going to landscape with indigenous native plants. It's going to be great.

The thing to remember about committing to a roof of an other than normal color is to consider that it will likely limit the color of your home for as long as the roof is on the home and that by making a drastic change, this could cost you in terms of interested buyers should you decide to sell in the future. Not everyone will be attracted to an unusual color roof.

Some things are best without attention drawn to them......

First off, good for you for being so ambitious, that is very smart of you and will set you aside from many others your age! My advice to you is to check into some rentals that allows pets first off if you want to get out of the house right at 18. My next step would be to keep your debt low and save money. Make sure you pay all your bills on time and try to establish some credit. Speaking to a lender would be really beneficial to you about getting your credit higher. Once you have held your job or jobs for an extended period of time, usually 6 months to a year, you can speak to a mortgage company about getting a home loan. If you make enough money and your credit is good there should be no reason you couldn't get a loan. Keep in mind though, if you were to stay at home and go to college your chances of making more money is significantly higher. Most good jobs are requiring more than a high school diploma these days. When it comes to brokers or bank, the difference is how your loan is processed. A broker will shop for the best rate and terms. The bank is only one location and thus one rate. Usually the rates are similar unless you have a unique situation. Comes down to who you are the most comfortable with in getting the loan done.

The effect of inquiries for credit is negligible so shop away.

We buy your home and you sign a 3 year lease at 60% of your current payment.
At the end of 3 years you have the first right of refusal to buy your home back at 90% of current market value.
