The listing agent put the information in correctly in our Realtor MLS system, but some of the information does not translate to Trulia correctly. Yes, it can be misleading, but Trulia does not do it intentionally.
This is indeed a mobile home, with a space rental of $1000/month.

Have you considered what you will do when it comes to financing for you new home? Before you start looking for homes I strongly recommend you get pre-approved. This is important because it gives you an idea of the price range you can afford. Also, offers from individuals with pre-approvals are taken much more seriously. I am not sure how ready you are for buying your next home, but I strongly suggest you do connect with a local Realtor, who will then work as your Buyers Agent not only to search for the right property for you, but also to prepare you for the offer, discuss the terms with you, write the offer on your behalf, after having presented you with a market evaluation for the property you are interested in. After that your Buyers Agent will negotiate the best price and terms for you, and then guide you through the remainder of the process, inspection, appraisal, loan commitment from the lender, walk thru up to a smooth and successful closing.

Currently, I'm in the process of completing a short sale with Schoolsfirst. They do have some standards in place regarding short sales.

First, they do NOT participate in HAMP, HAFA or many government backed programs at all. They are a non-profit and therefore are not provided with the same kickbacks that regular banks have access to.

They will allow up to 5% total commission, no more.
*No relocation incentives to defaulted homeowner,
*No credit back to buyer
*No more than 1% of offer to closing cost (settlement charges to seller)

They have a committee meeting about once every two to three weeks to review and to approve or deny your short sale.

Our meeting is tonight and I was told by the negotiator that if the offer is accepted by the Credit Union, I will have the approval letter within 24hrs after the meeting.

Not knowing where you are residing from your inquiry, different solutions to your concerns may be customary in your area. In the Orange County, CA area, it is not typical of a tenant to conduct a professional inspection on a home they are leasing (may actually be a good idea though). Regardless, if the outside deck is determined to be unsafe due to termite activity and/or damage, I would think the landlord would want to remedy the safety hazard. Mildew or mold discovered in the laundry room may have been a pre-existing condition, as it doesn't necessarily materialize overnight.
The important treatment of any mildew or mold concern is to remedy the source of the moisture to curtail further damage and prevent a future reoccurrence. Again, I would think a conscience landlord would want to address this issue promptly...it only grows worse. Garage A/C units are uncommon in our area, and may not be high on a landlord's "to do" list, unless there was an agreement to include this amenity (I.e., storage of items that needed to be kept at a certain temperature, etc.).
