Debbie - I'm from Canada - so don't have any interest in your property - that is exactly why I'm responding - I'm not fond of biased opinions from anyone wanting to 'list' your home. Yet, there's some pretty good information from the people that responded. Don't get trapped by the person who tells you what you want to hear. Your home is a huge asset, a huge investment and scrutinizing every step will be critical, or you'll end up sitting on the market for a very long time, especially now. I think you can likely do some of the preliminary stuff by yourself, to feel confident with who, and how you will sell your property - and for a price that reflects reality. In the future you might consider only submitting payment into "Escrow" which is an unbiased third party. This way you can prove to the seller you are placing a good faith deposit but do not allow yourself to be vulnerable to loose your deposit.
