June Buerkle answered:
You have to own both lots before you can petition to have the lots combined.

Septic systems are not public like sewers ... so if you own the lot on which the system resides .... you should be able to remove/replace the system (unless there is an easement in place). ... more

You found ME. Just kidding I do not work your area but I would love to help answer your question. I always say talk to your friends, family and co-workers. Do they know an Agent they used and trust. Would they use the person again? Often they have family who is in the business and would love to refer you to them. Research the Agent. Look online at the DBPR website. Review the compaints if any that have been listed for the Agent. Also remember that you can interview as many Agents as you feel like until you meet someone who you feel comfortable with. You need an Agent who will listen to you, and who you feel you can openly talk with it. You also need an Agent that is working for you....not only themselves. I would be happy to recommend a few in the area if you would like. Please review my profile on Trulia and send me a message or email me at

I can't help you find a home in Amelia Island but I can answer questions about loans and home searching in FL. Please don't hesitate to ask. NO pressure, just help.

The property at 15 N 4th Street the former Snydey's Store has 3243 sf of heated space and is listed for $599,000 or $185 per sq ft. At that price per square foot it is a very good value. i would be happy to answer any other questions you have. Please contact me if I can be of service. ... more

You are smart to work with a REALTOR. REO homes are owned by the banks. They want to sell and quickly!!! Less than 30 days. With short sales you can wait 30 days to never for a answer back on your offer. :-(

Banks are selling property at 88% to 92% of the most recent appraised values. They are NOT selling at 50 cents on the dollar. Banks are selling them "as is" and not paying usual seller costs but are passing those on to you.

People think that short sales and REO's are the best deals but I'm seeing better and lower total costs to the buyers coming from sellers with equity in their homes who pay the closing cost and pre-paids.

I takes time to do the research!

Good hunting!
