The records I see show the property was listed for sale in Aug 2012 and the listing canceled in Mar 2013. The listing was for a short sale. The property records show a notice of trustee sale with an auction date of 1/4/2013. The trustee was Recontrust. It appears that a trustee sale didn't take place and the original owner may still own the property.

If the property is becoming a hazard the city might condemn it but otherwise forcing someone to do any maintenance may be very difficult. You might want to do a google search for Zombie properties. A hosting problem caused me to lose the information I had posted on my blog at http://julianalee.com/blog/

If you look at the Trulia web page your question is linked to you will see a link to the "Listing website" near the bottom. Click on that and you will see that the website doesn't exist. If you look near the top of the page there is a section called "Listing info" which says the listing source is Postlets. Click on the Postlets link and you will see that the web page no longer exists. By posting a scam to a website such as Postlets.com very little effort is spent to get the scam widely advertised. The other websites which get their information from Postlets will leave the information up for awhile after Postlets removes it. If you see an ad which comes from Postlets, check the Postlets website.

Somewhat surprising the picture used for the rental ad scam appears to be recent but was not taken from the for sale web page nor from google maps.

The property in the link is listed for sale on The Multiple Listing Service for $418,000. That property is definitely not available for rent. It is certainly not available at the listed rent of $1,300 per month which is far below the market rent for that property.

Unfortunately the person who posted the property as a rental property is part of some sort of scam. Also the rent in the link of $1,300 per month is far below the current rental market for that neighborhood. The unbelievably low advertised rent is what draws desperate people who are looking for a home to rent.

Many of these scams ask you for a security deposit and prepaid rent then they disappear with your security deposit and prepaid rent.

Unfortunately a number of people have fallen for these scams primarily because the rent is so far below market, it is too good to be true.

The scammers get the deposit money from desperate people who need a place to rent. Now the scammers have stolen your deposit money and you are worse off than ever before.

Also some scammers are looking for information they can use to steal your identity. They take your information for a credit check and then use that information to steal your identity.

I recommend that you report that rental listing as a scam. I will also report that rental listing as a scam.

What you have seen on Trulia is a notice of default or foreclosure posted by Realty Trac which is a reporting service. Realty Trac takes information from public records and provides it by subscription to its members who have registered and agreed to pay a fee for the information. What you see on Trulia is an abbreviated report from Realty Trac in order to entice you to sign up for their service.

It is unlikely that you will be able to buy this house for the price posted on Trulia. That is the amount of a default and has no relationship to the value of the property. The house may be offered for sale at a later date but it will most likely be listed with a Realtor and priced at a price that reflects the market price for the area.

If you are serious about buying a house, you need to align yourself with a full-time, experienced local Realtor who can help you to find the house that meets your needs. Your Realtor can help you to learn about the current market conditions, realistic house prices, loan qualifications, negotiating strategy, escrow management, inspections and everything else that goes into the purchase of a home.

Thanks for your post. This property is being rented Good Shepherd housing, and is only available to a limited few qualifed renters. To be a renter here, you need to have a disability and be accepted by the program. Good Shepherd provides room, board and limited care for those who are handicapped but still want to live an independent lifestyle. If you qualify, give Good Shepherd a call for more information. However, I do need to let you know that they do NOT normally accept any pets in their housing programs since the homes are shared with other renters, and some of the renters have serious medical issues that would preclude living with animals or pets.

This particular listing is for a home operated by the Good Shepherd Assisted Living Service. Good Shepherd is a service that appears around the country and provides semi-independent living for those who qualify--usually these are the aged or infirmed or disabled. This is why the home is priced at such an attractive rental fee and includes room, meals and some cleaning services.

As able bodied college students, you would not qualify for this type of living facility. Your best bet is to contact Realtor in the area for assistance, scour the rental pages on Craigslist or try Rental.com for rental listings in, often, larger communities.
