It's not usually the sellers who drag their feet with a short sale - it's the BANK!

The sale is "subject to bank approval" - once the seller signs the contract, it is in the hands of the bank.......it can sit and sit..or it can move along..........I can't imagine why the sellers would knowlingly drag their feet - they are the ones who are seeking the bank's approval so they can get out from under. ... more

It depends on the home in Alpine. When I lived in Alpine, we were on a well, so we only had to pay for additional electricity for the operation of the well (which we shared with a neighbor). I've seen both $221 and $270. Your agent will call the HOA for you, so you have the correct HOA fee for the unit you're planning to buy. In fact, he/she should be able to give you a complete monthly paymeny scenario before submitting an offer. If you're not working with an agent yet, remember that your loan type is also a major factor when buying into a condo complex.

You'd do better buying a home with a pool already installed. They don't appraise for all that much more than other homes without a pool, and costs way more to install yourself than you'll see at resale. Many sellers don't understand why their $70,000 pools only make their homes worth $10,000 more. That's being very general of course. In your locations it'll depend on the quality, condition and upgrades of the pool at resale. And a pool at a home with fabulous landscaping will add a lot more value. Fabulous landscaping in general can add great value.

This property was taken back by the bank in January. You'll find out what agent has the listing when a sign goes up, or when it's listed in the MLS. It could be a few weeks or months, depending on the condition of the property, and if it's occupied.

I know it's not easy finding a great house in Alpine that's not a short sale, so you might want to keep an eye on this one. I can set up an auto alert for you, for just this property if you want. You'll know as soon as it hits the market and is ready for offers.

If a sign goes up, and you haven't been notified yet, the agent is just generating interest. You can use the time before it goes into the MLS to get your financing in order, so when it does hit the market, you'll be first in line to get an offer in. A bank will want to see a pre-approval letter from a lender with your offer. I can send you some lenders to contact as well. Just call or email.
