This would be similar to questioning selling a property because of the weather prediction that it's going to rain this weekend! Doesn't make much sense, dose it?

Just to help you to understand: if your house is not currently listed for Sale, the automatic system will perform an estimate number based on a wider radius, could be up to 2 miles, depending on the person set for all areas. If a house is listed for Sale, the Listing agent would perform/pick the comps manually to get the CMA -Comparable Market Analysis-, could be within 3 months (on some areas) instead of 6 months or 1 years for the automatic system, and within 1 mile or less...

In addition, by preparing CMA manually, a great realtor would be able to choose ONLY properties that are similar to yours based on year built, square foot and other upgrades/differences. Also, he/she would remove a house that the owner transferred to children with a very lower price to compare with market price.

Those are the basic items you might need to know and could be more depending on each property, but I don't want to go too details here.

I guess I don't see that problem here. The appraisal came in at the sales price, so the bank accepted the appraisal and granted the loan. That sounds very useful to me. I don't know of any advantages to having a higher appraisal, but I can think of a big disadvantage. The county tax assessor usually uses the actual sales price to set the assessed value, but this is not required. Santa Clara Co. has appraisers on staff, so I don't think it is in your best interest to encourage them to perform a "more accurate" appraisal.
