While buyers can sometimes focus on price there are other factors such as upgrades and bonuses that at times maybe negotiated. While it is certainly worth a shot, it is also important to know that it is absolutely best to work with an expert real estate negotiator. Now the key here is that you need to sign in with the real estate agent before your first visit to obtain the benefits of working with an agent. Once you sign in without an agent, with most new construction developments, you are on your own without an expert real estate expert to assist you.

This is an old question but the truth is, there is NO bussing in Allendale for Allendale residents! Kids from Upper Saddle River and HoHokus are bussed every morning (VERY EARLY! arriving between 700 - 720 am generally) and afternoon (approximately 2:50). Upper Saddle River has (1) "late" bus which does NOT stay for sports, which generally end 5:15-5:30. HoHokus no longer has a late bus. Saddle River and other kids who attend on a fee basis have busing provided. There are no longer buses on the weekend for sports teams, either, except Football/cheer/band for varsity games- I am not sure about JV or freshman games, I would guess no. Parents are expected to provide transportation at weekends, and seniors, except as most of them are not 18 and do not have their regular licence, this is often illegal. Buses take the teams to and from the school to games during the week- basketball, field hockey, etc. ... more

Short Sales sound great on paper however you don't always get a great "deal". I have a listing that is a short sale and we accepted an offer in April. We still are working with the bank to close and it's 10 months later. As a side note, the property is selling at market value so the buyer is not getting a great deal just because it was a short sale. Keep in mind there is no guarantee and you are responsible for any work that needs to be completed to get the C.C.O from the town. I encourage buyers to look at all of the homes on the market and I help to negotiate the best price possible.

Forgot to mention that there's also a unit in Spruce Run (Ramsey) with a lake view, though it's not lakefront. Periodically there are lakefront units for sale. Homebuyers in Spruce Run have the option of joining the Ramsey Country Club as well.
