I don't think that there is any way around being a board member of a Real Estate Assoc. these days. The fees are minimal $800-$1000 depending. When you are selling real estate on a regular basis, it is a drop in the bucket. Who knows, maybe at some point Real Estate will become your primary job.

If you've done a great deal of improving, then you should be compensated for that when you sell! One important thing to note is that you should organize and keep receipts / records / warranty on all of the improvements you've made. This will really help to support whatever price you decide to list your home at in the future.

Buying and selling a home is a big decision and whoever you decide to work with should treat your home purchase / sale with care and consideration. Treat others how you would want to be treated :)
