Hi Etoncloud9,

Unless you're a Veteran doing a VA loan or you're buying in an area that's eligible for the No Money Down USDA mortgage, you'll have to put money down.

FHA only requires 3.5% down so on a $150,0000 purchase you would only need $5,250 of the $10,000 you have available.

I would only put down what's required and keep the rest in savings so you have an emergency fund.

Remember, once you buy a home you're the landlord.
