One thing that I personally don't know right now is what happened in the finale of Breaking Bad, since I'm not caught up yet. :-) I should, however, know that by this time next week.

Pretty much everywhere you look in Albuquerque will have a mountain view. You can see the Sandia Mountains from all over. Just look out your windows to the east and there they are! Mountains! Why don't you pay more attention to the house itself, the neighborhood, etc... You can see the damn mountains from just about anywhere. If you need help finding a place give me a call. Also, about every where you look there will be a real estate agent trying to get you to call them. Take your time. There are so many real estate agents you can trip over them. Best of luck. You may need to broaden the search for comps to get into an area where there are 3 bed w/ 2 car garage homes for comparison. That should be possible in the Ladera area. When there are no comps any where close--like a remote location--it does become more of an art form. Regarding condition, the home that's in better shape will have a higher market value but it will be limited to some extent by the value of surrounding homes. Location does trump all! Since 90% of home buyers are using the internet to search for properties, you'll want to list your home where it will receive the most internet exposure. First, the MLS. Listing your home in the MLS will have your appear on ALL websites (e.g. Syan Real Estate, Coldwell, RE/MAX, etc.) that have an IDX feed from our local database.

Next, you'll want to have your home featured on as many local websites as possible that have high levels of local web traffic.

With thousands of homes listed in the metro area, simply listing in the MLS can be like finding a needle in a hay stack. You'll need your home marketed in a way that makes it stand out among the others.

The South Valley, is a class structured disparaged value hodgepodge of a mess, but If you got in early there were some outstanding deals-and more than likely still are-there are a lot of quaint adobes, and other types of properties, like horse properties-Get this, I'm no expert on the South Valley, but it's always been viewed as a kinda poverty stricken area-but there are real great wealthy properties there, fortunately for the clandestine owners.

The South Valley has come up in recent years, with municipal developments, which of course the vato locos instantly applied their own understanding.

The lucky ones, stayed and reaped appreciation-one still might find a suitable property-for sale by owner.

Adobe acres was the first and last sub-division development attempt at characterizing the Valley-Further South, there is beautiful farm land and estates in what is known as Pajarito-"Little Bird".

Of course the Valley, is along the Rio Grande, and some properties along La Vega road, have the river in their back yard.

Basically, the demand factor is less, than the North Valley, but that never stopped Mcdonald's, except perhaps for the first and only Mcdonald's robbery ever reported in Albuquerque, but it is still there, presumptively.
