Jeremy...... It is best to remember that the builder's sales rep, represents the builder not the buyer. It is always best to work with a realtor who is in the business to protect your interests whether buying new or pre-owned homes (ie., always get your newly built home inspected before closing). Many builder's sales reps will advise you to rely on the inspector provided by the builder. This is not advisable. Always use your own, independent inspector. This is only one of the many things your realtor will assist you with in buying a newly built home. Also, since the builder is paying the realtor's commission, there is no additional cost to you if you do use a realtor to represent you in this kind of sale.
