You have quite a complex issue here

I would suggest consulting with an Elder Attorney and a Real Estate Attorney first before doing anything

Your caseworker is not schooled in Real Estate Law or Elder Law

Transferring funds directly to a sellers account is not a good idea in any case as the funds will need to be presented to the title company to transfer the property

I would try contacting all possible gas companies to make sure. If no one claims it, perhaps you could ask the previous home owner. If no one has an answer, it sounds like the propane tank might be yours. You could always ask a real estate lawyer for advise.

As per the PMAR MLS the sales in the last 6 months indicate a non lake front lot sold $3450. There were 11 that have moved in the last 6 months. One was sold for $43,000- which was very far from the rest that sold ranging between Literally $0 to $5500. I hope this information helps. it is not illegal for sellers to se a house as is, actually most sellers now a days can not afford to do any repairs and there morgages are upside down, meaning the home is now worth less than what they owe, due to the shift in the economy. it is sad.

but this is why a buyer is asked to chose what type inspections they want to do when signing the agreement of sale, when I work with uyers I tell them they should do the toughest inspection as possible so they know all they are getting into. it cost a bit more but heck youre buying a home not a cheap used car. the money is well worth spending..

also time of signing the agreement of sale you should have signed a sellers property sellers disclosure..even if it was a short sale,,this should have told you what issues the home had that the seller knew it had..now therecould have been issues the seller did not know about. this is why you hire a professional inspector to work for you.

I own three properties in the area and one of them is a classic 3 br 2 bath chalet in Indian Mountain lakes down rt 534 from 'Towamensing Trails. Our first (2004) was a weekend home for us but then we rented it for $1100 a moth after we added an outdoor electrified screened gazebo and hot tub (they pay elec and heat)
Pretty good luck renting (most go for 900 or 1000) but we also have a full acre with mature landscaping and tall pines.we are selling niow -- this one at $154 K I can get my realtor if interestedl You should have some perks for rentors, Also for spot rentals you can get double triple that for the 4 to 6 holiday weekends but trunover and cleaning are a pain

Screen your rentals-- i have a 2 apt 3 floor house in Jim thorpe where tenants were not truthfull in the application and caused me great troubles. House rentals usually have better tenants than apts.

I am now remodeling a country club into a luxury star retreat in IML and will be there this thur and fri if you want to stop by and see it or my rental chalet down the stree or chat

It really should not be much longer. If you are want to look at other homes in case this one does not happen I would avoid other short sales and it depends on what is available in your search criteria. It also depends on how much you like this home.

As long as the seller is communicating with the bank and as long as your Realtor has good communication with the listing agent it could all work out.

One other thing to consider. Does the listing agent have a good record for completing short sales?

Your question is not so cut and dry. It is quite possible that it will pay for itself but there are several things you have to take into consideration when pricing it like taxes, maintenance, and association dues to name a few. So depending on the price of the home and if you will have a mortgage on it may or may not pay for itelf. I suggest that you find out what the prices are for rentals in the area you are thinking of buying so you can use that as a starting point. I can help you with that. You can market a vacation rental through Craigs list and sites like that or you can market it with a Real Estate . Better Homes and Gardens Real Estate Wilkins & Associates has a vacation rental department to help you rent it.
