In my opinion, it's never too early to start getting good information. I've often had people get into the process just to find out they're not ready, or unable to get what they had hoped. It all starts with communication. I give a very thorough, free buyer consultation to all my potential buyer clients. We do a needs assessment, talk about the transaction process, and then talk about next steps to keep them on the path. ... more

It sounds like you are well on your way and have a good roadmap to success. I have a few very good local finance people that I could help get you in touch with. Also remember that 2015 is a long ways out in the finance and real estate world. Things change very fast in both areas. Do you have an agent? Get a buyer's costs you nothing, gets you everything you need. You will get the negotiating help you need. It may be that a good agent could help you use your saved money to buy on a contract for deed which could, after seasoning, be the asset to assist you in getting a good property and a good price. If you want to know more about these ideas, call me. Liz, 612-986-4105 ... more

Here are a few options.

I recommend contacting and have a conversation with them as they are advocate for renters.

This is the state of Minnesota link that details rights, this is the other avenue I would recommend contacting to have the questions you have answered.

Owners have responsibilities and tenants have rights - until you can determine your rights which I know you have try cleaning the wood windows with bleach - that generally will help in cleaning up the windows. Wood windows when covered with screens and blinds retain moisture in the winder months and this tends to happen when the blinds and screens are left on windows.
Best of luck

I live in St Michael - same school district. Albertville is a nice community. It's a little quiet - which is nice. There isn't a village/town quite yet (I believe they are still planning on one in St. Michael). There are places for coffee and several restaurants between the 2 cities. The shops at Albertville are a nice convenience.

The schools are good (from what I hear - I only have a toddler). Roads have just been redone, so you missed the headache of construction but get to enjoy the benefits of 4 lane roads. There's a little work being done downtown St Michael, but the detour is non-intrusive.

It's a growing community. They added a festival/fair in August just a year or so ago. Great sense of community among residents. The parks and trails around the crow river are great. People are always very friendly. Definitely more of a small town feel with the amenities of a suburb. Maple Grove is 10 minutes down 94 and I get home from downtown in 25 minutes (including driving through Minneapolis on Hennepin first).

Traffic is only bad on Friday afternoons in the summer. But there are several options to take back roads and those only add 5 minutes compared to the highway. Granted, my times are to St. Michael - Albertville will probably be another 5 minutes to my times.

I would recommend the area to anyone looking for a great community to live in. I think it's great for everyone except those that want to go clubbing every night of the week (it's not a downtown area). It's a great suburb for families, outdoor enthusiasts, shoppers, everyone.
