We’re excited you’re using Trulia for your home search process. We are a real estate search engine so we don't represent the homes found on our site. Please follow these steps to begin your home search:

1. Click the "Rent' tab at the top of our homepage.
2. Enter your desired city and state in the search bar and hit Enter.
3. Click 'Max Price' to select what your highest price would be to pay for a home. Click 'Min Price' to set the lowest price you would pay.
4. Click 'More Filters'.
5. Select your preferred property type, square footage, etc.
6. Click the red 'Apply' button.

This will begin to pull up listings that are more tailored to what you are looking for.

Pricing a property can be very tricky and not an "exact science". The value of a property is what a buyer is willing to pay for it.
You might find one agent has a different opinion then another,based upon personal experience in your neighborhood

My advice is to call in two more Realtors and get their opinions. After three you should know about what the property can sell for. I would trust the working Agents and their opinions since they are working in the field every day, they will know the conditions of the sales as well as the prices.

If after your interviews you still believe you can get more, you could put the house on the market for a higher price then recommend for the first two weeks and see if there is any interest.

If there is no interest you will then have to drop the price, but that is not a very effective strategy for pricing and sometimes backfires resulting in a much lower price then anyone expected.

Unrealistic Craig. Once someone buys the property you can't stop them from changing it. I admire your feelings in protecting something so special but how can you make that part of the contract. I don't think you can unless it is a historic landmark.

As a buyer's agent, here's what I tell all my clients:

You can read stats, ask opinions, and watch the news. But the best thing you can do is take a walk around the neighborhood during the day, at night, and then spend an hour hanging on the corner (don't sell anything....yet), during those two different times. When you see neighbors walking, ask them what they think of their 'hood.

You won't get a better safety report than that.

I Would suggest you to Check under Find a Pro.
look for Real estate agents and punch in the zip codes (I.E 60625,60641,etc) to see who comes up.
You can check out Real Estate Pro profiles, by clicking on the names and browse though their available listings in the area, questions and answers, and contact those who you think may be a good fit. I'm knowledgeable in Albany Park/Lincoln Square neighborhoods, having worked with buyers and sellers there for the past 18 years with a high tech,high touch approach that my clients seem to regard highly.

I live in Albany Park, having moved here after residing in the Edgewater area for 20 plus years. I never thought I'd adjust to this neighborhood but I have and I love it! Here in Albany Park there's that "everyone's excepted" vibe. Neighbors say hello and actual eye contact is made while walking down the street. We chat over here, whether it be while barbecuing on the back deck or doing yard work out front. While there are no big supermarkets, there are plenty of smaller markets where you kind find nearly everything you want. There are also many restaurants that are within walking distance and then there are scads of restaurants over in Lincoln Square one mile away. It's absolutely a walking neighborhood and it's gorgeous! My neighborhood is SAFE, I suppose mostly because neighbors are always outside and know each other. I have a car but rarely use it, living just two blocks from the el. And my trips to see family in the north burbs take only a half an hour versus 45 minutes or more when I lived in Edgewater. I love, love, love it here. It is a great community and it's small enough so that the shop and restaurant owners know your name. Two thumbs up for my wonderful neighborhood! You hit that one on the nose Marcy. I think what your industry is seeing is the weeding out of all the late comers to the Realestate Industry that saw a quick and easy buck.
Fortunately, I have an 18 yr veteran Realtor representing my intrest and he is versed in all of these types of sales. Unfortunately, he finds he runs into way too many part time or inexperianced Realtors that do not know how to deal with Short sales and Foreclosures.
My first foreclosure i\back in Feb took 8 weeks and I'm afreaid that you are correct that this one will take 12 weeks (we are already 4 weeks into it).

Lots of fantastic deals out there with short sales/Foreclosers but patients is required to pull it off.
