If it is being rented and the owner is selling,It is easier to sell when they leave.
A Contract may be delayed. Tenants may not be ready or willing to leave even if they promised
If they moved it is better if it is staged. It will show better. Empty rooms do not look appealing and the right furniture actually makes it looks bigger.
If an owner lives there that is fine. It i better if they leave during showings. They may say things that they think may help but may actually hurt a sale. The sales agent is trained and know the most important details to point out.

Trulia does not support For Sale By Owner listings. All listings on Trulia are generated by the listing Real estate agent; Trulia scans the MLS data base and posts that information to their web site. If you have your home listed through a licensed Realtor then your listing should appear on Trulia within 72 hours after going live in the MLS system ... more

Read your broker agreement. Is there a clause that states your broker is entitled to a commission for X number of months after the agreement expires? If you found the buyer, that's fine, BUT don't sell or close the sale until after the broker agreement expires (after X number of months stated in the agreement.). Every real estate sale gets recorded in the county records and any agent can check the county records to get the names of the seller and buyer + the date the home was sold. It depends on whether or not you're selling. I think there's a better case for using neutral colors when you're selling so that you can appeal to the largest number of people. That being said, if you aren't selling and decide to paint with bold colors, you might get sick of it quickly and be stuck with them for a while. I want to make a suggestion however. If you are getting interest as a result of that agents efforts, it may be a good idea to get them, or at least some agent involved to assist and manage the process from here for your benefit.
Getting an offer is only part of our job. Managing all the issues through the escrow period, inspections, appraisal etc are valuable services we provide beyond the marketing. Where you are off the market and if the buyer has no agent, you may be able to work out an arrangement that benefits everyone, especially you.

Is your home listed with a REALTOR? If so, the info should be coming from him/her through your local MLS. If you're trying to sell by owner, you can't do that on Trulia.
