Not true, I do have No doc loans but it does come with specific terms. Usually it's an arm loan and you must put a significant down payment down, at least 30%. Also, they prefer it to be a rental not an owner occupied unit.

It matters, but you need a lender who is flexible and has common sense. Listing your house on your application as PENDING will be better than saying it's still for sale and hitting you with the debt. I specialize in helping borrowers fit inside the box the lenders are looking for and getting it to where we can make it work. I also pay all closing costs at competitive if not the best interest rates.

At this time, unfortunately, we currently do not have listings for rent to own homes. You may try your luck though and search our website using the Keyword section of the search filter which can be found in the All Filters button. However, these listings are extremely rare.

Please follow these steps to begin your home search:

1. Click the "Rent' tab at the top of our homepage.
2. Enter your desired city and state in the search bar and hit Enter.
3. Click 'Max Price' to select what your highest price would be to pay for a home. Click 'Min Price' to set the lowest price you would pay.
4. Click 'More Filters'.
5. Select your preferred property type, square footage, etc.
6. Click the red 'Apply' button.

This will begin to pull up listings that are more tailored to what you are looking for.

Avalon Heights in Fremont is a wonderful of Fremont. The homes here are very much on the higher end side of homes and the area is one of the most sought out in Fremont. Since January 1st there have only been 3 homes listed in the area (1 pending and 1 active sale right now). People who move to this area STAY in this area.

The schools on all 3 levels (elementary, middle and high school) are all 10s and some of the best in the area.

I would be happy to answer any questions about the area or a specific home, should any come up.
