Think about this from a buyer's perspective: If they like your neighborhood, and they can save some cash in exchange for sacrificing a little bit of space, why wouldn't they? If I have 5 houses to choose from, I'm going to want to strike a balance between features and price. I can promise you that I'm almost never going to pick the most expensive house available to me.

Have you had your agent show you what's actually under contract and has sold in your area since you went on the market? The other active listings won't tell you as much as the houses that someone is actively working to buy. How do those houses' conditions and price points fare? How long did it take them to go under contract? Those things can help you assess your market conditions.

I understand your reluctance to lower your price but it doesn't change the fact that your market is telling you that it's not appropriate. That's what limited showings and zero offers means.
