Hoping you did not wire money to someone you do not know. This like other sites is filled with rental scams. NEVER wire money for a rental. Always pay in person after verifying. If you scroll to bottom right, click on help center to report fraud. You may want to call the police too ... more

You will need that money to close and yes, you can be sued. What do you mean the money is not available to you anymore? I would advise contacting a lawyer but then you don't have money for a lawyer either, correct?
Bottom line - you signed a contract. You're expected to honor the contract. If you don't, the other party has a right to sue you. Buyers can cancel a contract under the following conditions: a home inspection, if a lender refuses to finance your loan, or an appraisal. If you passed the deadline for the home inspection and appraisal, you can't go back. However, if the lender is financing your loan, how is it you don't have the money to close?

I feel your pain, Joshua. The fact is, a home estimate website is a computer running an algorithm that can't take into account the whole picture. It's not intentionally undervaluing your property, it just cannot take into account the full picture. Even as a Realtor, nearby current listings are only a part of the comparables. Recent sales and expired listings also must be considered when coming up with a value estimate, not to mention condition, features, etc.

Long story short - ignore any online value. At best it's a ballpark figure, at worst totally misleading and inaccurate. No educated buyer will even bother with an online value - it's part of my client education too show just how misleading these can be.
