negotiating with new brokage your agent contract

when leaving one real estate office to another, what are you able to negotiate as far as commision split and bonus?

In our area we pull up production of the agent BEFORE we meet with them. We then ask the AGENT what their production was LAST YEAR. It had better match. If not we can learn many things about the agent wishing to join our firm! If you have strong numbers and are in the top 10% of your community you might be able to get a better split. I think in today's market many broker's would rather give on company dollar in this way rather than pay you month to month "hard-costs" of advertising, staffing, etc. Hopefully you have a pretty good idea of WHO YOU ARE in the real estate community. Any smart broker knows if s/he brings on a top producer who also has a great reputation in the real estate community brings other agents on your coat tails. Conversely, if you're an agent who moves at every market hiccup or wants that extra 5% you need to have a heart to heart with the guy in the mirror!!

I dont know about Boston ( All real estate is local....even what you speak of) but, in California, your past sales and earnings will dictate your ability to negotiate. If you are an average producer, you will probably be at the Broker's mercy. Not many brokerages are looking to add average talent yet, are always looking for producers.....unless, of course, they have a business model designed to profit from agents through desk fees, training fees and products which must be purchased from approved suppliers at premium prices. Discussing specifics with regard to commission splits, percentages, etc. may violate a few rules, regulations and even law so...........Good luck in your switch. Always remember that the grass is not always greener someplace else. It stays green where YOU are taking care of it.
