Would you like to partner in a new property management company in 2009?

I currently have several properties in the Metroplex and have plans to add to my Dallas portfolio in 2009. I find my existing property managers very frustrating (I have four) and I am looking to break the mold and start a management company with a new level of service (to both the owner and tenant). I am at a point where the fees I pay for property management services could cover the cost of an employee or be used to build a new business. I am seeking an energetic agent who would be interested in partnering in this venture. My goal is to start a company that offers superior customer service with an attractive fee structure and a web-based client portal that offers more than a downloadable QuickBooks statement. Additionally, I would be interested in finding another Northern California investor who would be interested in adding his/her properties and or management expertise to seed the startup. Hi Brian,

I understand how you feel. I have worked for several management companies and at times I have been frustrated with their communication and management practices. I have been working for this great company for the last five years and wow! - What a difference. The company is a performance-oriented organization focused on the property owner’s goals and investment objectives. In 2007 I implemented a company wide Resident Service Program. The program allows us to promote the unique experience residents have when living at any of our community. It also gives us a competitive advantage over our competitors, the ability to create value for our residents, retain good residents and stabilize communities, as well as reduce advertising and turnover costs.

The list goes on and on. I have been travelling to the Dallas area for properties our company owns here for a couple of years. At some point we looked for a management company to oversee the two properties here but we were not impressed so we continued to do it ourselves. I recently relocated to the Dallas area to be closer to the properties and also get more properties in our portfolio to manage.

What property management companies are you using here? You can email me offline if you want.
I'd be interested to hear your hits and misses. I have my favorites here, but there are good and bad everywhere.
I don't handle property managment myself, I do handle leases and purchases/sales. If my clients want property management I always turn them over to the ones I think are good. Good luck with the new venture.

I am on your page when it comes to frustrations with property management companies. My experience with them is from the Realtor level. Finding a home for tenants is easy, there are alot of them out there. Because I handle my clients on such a personal level, they call me when they cannot get the management company to respond to a maintenance request or follow through with a contractual issue (pool keys, garbage cans, remotes for the garage etc)

WOW this is a very interesting timing my friend. I also am a real estate investor on a national level. I just recently purchased two properties in Dallas, and I am flying there next wqeekend to purchase several more as several of my clients have decided to make it our "Home Base". I have a nice network in Dallas, and was actually planning to do the same exact thing as yourself! Perhaps we should speak, and see in what ways we might be able to help each other, or if anything perhaps partner on deals in the future in the Dallas area.

Morning Brian,

My sister used to live in Roseville.

I am a Broker and property manager in both San Jose and Dallas.
I currently live in my apartments in Oaklawn and manage 14 properties here and 5 in San Jose.
