The better question could be - why doesn't HUD list all their properties through local agents, who are then required (by my local MLS rules) to place a Supra box for easy access, viewing info collection, and agent safety?
Higher Living - Agents aren't the only one's who need entrance to a listing, so I always place a Supra box in the front for agents and a combo box in the back for my cleaning/maintenance crew. If an agent shows a property and shoots me an email to report they saw something wrong with it, I want to get the maintenance guys in there ASAP to clean or fix the problem.
My standard combo box combination (4573) is never given to agents, only the cleaning crew, so the integrity of Supra box use is always maintained. Oh darn, did I give the combination away again... better go around and change the combo again before any agents read this... I hate when I do that...

John, I have read way too many intelligent posts from you to actually believe that you gave out the real number.

I have a more cynical answer but I mean what I say. Just about anytime the government gets involved in anything, they will find the most complicated way to do things.

I agree, it would make things easier. But HUD as a government agency is scamming us for money by having to use HUD boxes and HUD keys. My opinion anyways. Also Supra boxes are not a cheap investment.

In MS most of the HUD listing brokers also put out the Supra box to have who/when data on the properties showing activity.

I agree it is very annoying that they make HUD homes so difficult to show and list them with out of area brokers that don't know the community and have the wrong information on the listings. In our area the office has to register and be approved to be on the HUD list in order to show the homes, when you call the listing brokers for availability they are usually out of county brokers that know nothing about the property they are representing , refer you to go to the HUD site for info & usually have the wrong information posted on the listing. I'd love to know their selection process for hiring listing brokers. Obviously it is not what you know it is who you know.

It depends on the agent who is listing the home. Fortunately lots in my are use Supra key boxes. I have seen some of the strangest keyboxes though & not just on HUD homes - please people just spend a few dollars and put on a keybox that is easily accesible.

Agents aren't the only ones who need to get into the home, and agents are normally the only ones who havea Supra Key.
