Feel free to contact me. I can send you a simple business plan that we're given in our office. I'm also available to speak to you regarding Manhattan residential real estate and being a Realtor in a brokerage with international offices. Lastly, my brokerage has a commercial division and this may be an option for you to consider.

I've attended some Mike Ferry coaching workshops and their business plan is available for free online at:

I would suggest that you decide if you are more interested in rentals or sales. Then interview with a few companies that specialize in the one you have chosen and ask in the interview what training they offer.

My favotire real estate business plan is Joeann Fossland's "Awesome Year Plan"

In the words of that famous philosopher....

“In order to succeed in life, you need three things:
a smile, a gun and a plan.
If you must give up one, give up the smile.
If you have to give up two, give up the smile and the gun;
but NEVER NEVER give up the plan!”

The Awesome Year Plan is 34 pages of worksheets to guide you through developing your short and long term goals and plans. More than just your numbers, you'll identify what is REALLY important and be able to create your plan to honor your values and hit your targets! You begin by researching and getting all your numbers from where you are right now.

Then you will be ready to create an AWESOME next 12 months.

Best place is the book "The Millionaire Real Estate Agent". This book is a compilation of interviewing the top producing agents in the country (regardless of broker/firm) and identifying the patterns, tools, business plans etc and creating a model.

Since you are a new agent I recommend joining the Zolve network. It is a network of Real Estate agents from around the world and it give you a chance to meet other agents to build a good referral business with. They also have a great "share center" where agents post their most used documents and plans to help other agents if they need it. It is a great site for any agent, new or seasoned. There are a few different formats of business plans there.

If I was a new agent starting out, I would look closely at Keller Williams if you have one near by. They seem to have a great plan to get agents started, plus they offer the ability to make 100% of your commission.

I have added a link below for you to check out Zolve. It is a great site!

I don't know if Keller WIlliams has a downtown NY office, but if you go to KW.com and search for the nearest brokerage, you can call that office and they can tell you if there are plans to open one. I am too far away and wouldn't know.

Keller WIlliams has business plans and trains you from the beginning to work for yourself, not your brokerage. I don't think there is any other model like it. Everything about them is designed to serve the agents. KW also has sample business plans, etc. Go to agentmountain.com - you can create a guest account and use alot of the resources free. You see, Keller WIlliams believes in sharing.... even if you're not with the brokerage. It is a whole different kind of culture compared to elsewhere. One disclaimer - KW is not for those that are not serious about their careers. They will give you all the resources you could ever want, tons of support, and everything you need. But, you must work to develop your own business. It is seriously hard work, and rather expensive. You'll know what I mean if you survive. Most don't. Beat the odds.

I've developed a list of agent in the NY area, and I'd be glad to put you in touch with people that might be able to help you. Feel free to call me... but today, I am taking the day off to play with my babies. Tomorrow, I'll be "back at it" and fully available if you want to talk.

The best place to find a sample business plan is at your local SCORE office or at their web site. SCORE is funded by the government and is provided free of charge. The men and women who work at SCORE are retired executives. In addition to a business plan they will assist you with marketing programs and any specific area that you have a need. Did I mention that this is FREE!
