Great answers on where to find default properties but that is not were you get REO listings you have to create a relationship with the lenders. Most have an aplication process where you prove market share marketing abilities and longevity in the business and bid on the commision you will accept. Start with local banks you have a better chance of getting to talk to someone in person and endear yourself but over all they do not care if they like you they want proof of results.

You could also contact propety management companies, local banks/coops that hold their own loans.
