Pick and advertise the properties that have value or are priced right. Those properties will bring buyers that are motivated.

Hey Alex, Don't sweat the reward. Just go out and list, list, list, list properties. The buyers will find you because you have the products they want. Visit and/or call the expireds and the FSBOs in your area every single day. Now's the time to build a listing inventory. If you have no listings, spend 80% of your time either on the road speaking to expireds and FSBOs or calling them on the phone. Then follow up, follow up, follow up. Good luck.

The Realtor with the most listings gets the most buyers! Who wants to waste time showing buyers around when you can list properties and spend the winter on the beach in Florida while the other Realtors are trudging through the snow taking buyers into your houses! I'll split the commission anytime.

I recommend that you read SHIFT by Garry Keller, Jay Papasan, and Dave Jenks.

Your issue is LEAD GENERATION. Whether you choose to work with buyers or sellers the bottom line is that you need to find systematic way to produce a stream of buyers.

I also recommend The Millionaire Real Estate Agent. Interviews with over 100 top Realtors in the US and how they run their businesses. There are some great planning worksheets to help you build a business plan that will work for your business.

The best way to build a stream of buyer leads is to have listings. Open houses, online marketing like Trulia, craigslist, etc. all will drive buyers to you. Then you take it from there.
