What's the best way to get short sale listings? Any suggestions?

Be careful what you ask for as they are a ton of work and often for no pay back. A good resource is check of Equator.com where agents can sign up and the lenders will send you referrals--however they do prefer an agent certified/experienced in handling short sales.

I have found direct mail to be most effective in getting short sale listings. Postcards work much better than letters. One mailing is not enough you need to mail at least 3 times to the same home over a 3 month period. Two lists can work: (1) those 30,60 and 90 days behind (2) those that are in the foreclosure process (NOD or Lis Pendens). I find that cards that do not specifically imply they are in forceclosure or behind, but seem to be sent to everyone on the idea that they might have a problem work best.

Todd, from reviewing your profile I can see you are very familiar with the caveats of short sales. I'll forego the 'What are you thinking!" commentary.

You know the homeowner profile and have looked at the heatmaps for this demographic. The most direct path to a listing is through the front door of the homeowner.

Go where to the neighborhoods that meet the profile. Put on your A-game and go door kocking. These homeowners are looking for solutions, outcomes, results and benefits in regards to solving their problem. Make sure during your discussion you leave them with validation resources and answer or allow them to find the answer to the four questions every homeowner must resolve about the agent they hire.
There's lots of folks needing help who are walking silently into the darkness.

I think Searching for lis pendens filings and Sending letters to those homeowner to sell their home as a short sale would work the best.

Let me put my thoughts into this one. Best way to get Short Sale Listings is if you Sold a person a home between 2006-2009 and they still like you(tongue in cheek)!!

Go to your local county records. Search for lis pendens filings. Send letters to those people offering to sell their home as a short sale. It has worked for me.

Have you worked them before? You realize that they are much more work, with less pay, if or when they actually sell if not it is more work for nothing? Not sure why but if that is your niche, advertise as such and spend your money targeting agents as there are many agents like me that will not work them as a listing.

When you network with other Agents let them know that you don't mind doing short sales for them if they don't have the time negotiating them. Let them know what kind of referral you're offering for it. You will quickly find that most agents do not want to do short sales anyway and you've just became their new point of contact and their "Short Sale Specialist".
