We have found the best response to listings input on Thursday...

I agree with Annette. I don't like activating a listing on a Sunday or Monday......I prefer Thursday and sometimes settle for Wednesday. If it is posted late Saturday, most people already had showings during the day and have their planned showings for Sunday so the listing will be a week old before it hits the next weekend cycle of viewers.

Definitely Wednesday or Thursday if you have an option.

Having been involved in maintaining and publishing a regional community website that has an EXTENSIVE calendar of events, I can, without hesitation, say THURSDAY is the day people plan their weekend. Access to the events calender on Thursday was triple that of any other day.

So, the real question is, "Should you post your listing based on consumer behavior? OR "Do you post based on your understanding of when an agent puts the tour together?"

I don't see how you can go wrong with Thursday, even Wednesday has it's merits.

I agree with Friday, preferably by noon. Most buyer's agents have themselves on immediate email alerts for new listings and will get the alert in time to add the listing to their weekend client tours.
However - like an obnoxious waiter in a fancy French bistro, I look down my nose in disgust at agents who don't check all their listing sources one last time before embarking on a client tour. If they do that, it shouldn't matter which day the property was listed.

The day you get the listing! ASAP! You can always add an announcement for open house by adding banners to your MLS. Relying on the "right" day is in my opinion a mistake. Buyers agents, if they're any good at their job, are looking at listings daily and passing it on to their roster of buyers.
Good luck.

As an agent who works mostly with buyers, I would say Friday.

Buyers usually want to hit the ground running on weekend. Some buyers who have not selected an agent just hit open houses on the weekend. Homes listed on Fridays are at the top of the buyer's agents "to Show" list for weekend.

I have seen agents in my area list a home on Friday and have it open for viewing ONLY the the following Saturday. This creates a frenzy if the home is priced right and in a good laocation.
The home gets viewd on Saturday and by Monday there are multiple offers.

It really depends on your market. In my community, which is primarily 55+, Monday is the best day because it is out in time to advertise it in the Wed paper which is the biggest day we have for open houses.

I second Carmen's answer. I find Thursday or Friday is best for maximum traffic over the upcoming weekend.

Definitely before the weekend rush of buyers. Thursday or Friday morning are my preferred days.

Any day of the week would be fine. The MLS of Greater Greenville have a continuous raw data feed which updates instantly. There fore is you want exposure to your property you got all day every day 72 hours a day. If your Realtor is signed on with List Hub then you have at least 20 plus other Real estate sites that will get your listing as well. All Realtors are not using List Hub but we are at Agape Real Estate Solutions LLC. I hope this helps.

Good answer, Nima.

I don't think that matters. Timing is indeed everything, but this is about meeting demand and I think that price is the major differentiator, then terms (short sale? equity sale? as is...whatever...), then time.

As per NAR survey and research the best day to input listing in MLS is Friday and the worst day is Thursday.

When I put in a new listing,. I try to have it open the first Sunday, so I typically will put the ad in on Friday, Sat, and Sunday.
