What do you do, if anything, to help buyers qualify for loans?

Do you refer unqualified applicants to 1st time buyer programs, credit counselors??? If so, can you post contact info? Are you finding that they evenually buy homes after completing the program? Do you know of lenders who help buyers in the 580-670 credit score range clear judgements and/or charge offs so they can grant an approval letter?

I give customers good advice, based on many years of experience in conservative markets and based on sound financial principls. Then I try to discern whether they are listening!

If it seems they are willing to work on correcting bad habits that have gotten them into this mess, I will take the time to continue to mentor them to find their way out of it. If, on the other hand, it appears that they just want me to fix their problem and give them a handout, I give them the same good advice, tell them to call me when they have completed the first assignment on clean-up...and SMILE as they walk out the door.
Only once have I had a party come back and ask for the next step.
Remember these old adages?? "You can lead a horse to water, but you cannot make them drink!"
"Lack of planning on your part does not constitute an emergency on mine." and "I am not responsible for your bad choices."
