My advice starts before you actually put it on the market. When the property hits the market it needs to be presented the absolute best way it can. I have a professional stager meet with my clients for 2 hours and give them a written plan of what they need to do to have their home "showing" ready. Then I have a professional photographer take pictures of the property. I never enter a lisitng into the multiple listing service without multiple pictures and an appealing property description. This way the first time it is seen by agents and buyers it looks as good as it possibly can which generates showings. We all know that you have to have showings to sell!

Every marketing tool is helpful if it helps sell the property. Broker open houses, area flyers, local paper ads, open houses, virtual advertising on all real estate sites, and finally MLS.

Clearly the only acceptable resonse is to appear on Trulia! :)

However, the correct response may be entirely different.
Buyers can be segmentend into four sourcing catgories.
Your home needs to be available to those four groups.
What those four groups are is worth paying for.
That's what professionals know.
