Do you have any recommendation for direct mail short sale campaign? Do you think is effective?

I have found direct mail to be most effective in getting short sale listings. Postcards work much better than letters. One mailing is not enough you need to mail at least 3 times to the same home over a 3 month period. Two lists can work: (1) those 30,60 and 90 days behind (2) those that are in the foreclosure process (NOD or Lis Pendens). I find that cards that do not specifically imply they are in forceclosure or behind, but seem to be sent to everyone on the idea that they might have a problem work best.

Hey Lyle-
Do you send the same postcard all three times to the homeowner? Or do you send different ones each time with different messages?

Absolutely! Direct mail works.........if a little common sense is used.
Be very specfic concerning whom you mail.
It is absolutely critical one of the following two questions are addressed within a few nano seconds.
"Why should I care?"
"What's in it for me?"
Successfully acheiving this, the rest of the communication needs to be about solutions and benefits FOR THEM!
Be aware, 100's of 'investor types,' subject to: real estate specialist, and sign over your title characters are also mailing these hunkered down home owners. Don't serve up more dry bones but fresh spring water.
The ember of hope still lives in the hearts of those whose lives have been turned upside-down.

You have to do something or you will do nothing right? From what I've heard, letter campaigns fail because folks are no longer opening letters. But postcards still have an effect.
