Permits and converted garages in Burbank.

As I show Burbank Houses it seems that every other house has an unpermitted converted garage. Besides the fact that the FHA will not loan on an unpermitted conceverted garage what are the other downfalls of selling a property to a buyer with an unpermitted converted garage?

How hard is is it really for sellers to get a permit so that they can list their converted garage as living space, and get more showings, and potentially more money for their property?

Probably one of the biggest downfalls would be the possibility of latent defects from any unpermitted construction, be it a remodel or addition. Especially if electric wiring has been installed.

That is not true about FHA. If it is conforming to the neighborhood, they will lend on it. If you need a lender that will do it, let me know. I have a few and it's not been a problem.

Hi Linwood,
Burbank requires that properties have either a garage or carport. Getting permits for a converted garage and not having a "legal garage/carport" maybe the issue as to why sellers are not or cannot get permits on these conversions.
