it helps but is not perfect. He sets the appt for everything and then tells the person, if you don't call me 30mins before or 45mins before or whatever to confirm, then he won't be there. I've started doing that, even on the same day, but I'm still getting lots of no shows, at least they just don't waste as much of my time. When I call them back or email them, most of the time they just don't respond. Occasionally they'll have some lame excuse. Any way you prevent or limit no shows?

I think it's a terrible idea. We're in the service industry, so the fewer hoops the buyer/seller have to jump through, the better. Plus, ours is a business of TRUST and your friend's method immediately adds to distrust and is overly pessimistic. Now if you live in a big city, I agree with the "meet at the office" idea, then if they don't show the loss to you is minimal. I would say a better plan would be to call them a half hour before the appointment and confirm it. This is much better than requiring them to call you....what if they forget?? Then they may think you stood them up and call someone else. Our job is essentially fishing...we may catch nothing, we may catch a whale right? But complicating what should be a simple process won't help in the long run IMO.

Your question needs clarification. Are you talking about waiting for a prospect at a listing? Or are you talking about waiting for an agent WITH their prospect at a listing? Or are you talking about buyers NOT showing up for an appointment at your office? Please clarifiy as the answers will differ dramatcially. Thanks!

Always send a confirmation of appointment. this may be email, sms, hand witten thankyou note or the like. I guess we should actually call them proir to leaving the office, incase their running late or caught in the traffic etc....

If they just don't show, leave after 15 (maybe 20) mins, your time is far to important, they wouldn't stand up their bank manager would they ???

I would agree with a prior post. Meeting first at your office would really make it easier, also a good way of checking their verasity. Do you prequalify them in anyway before you make these appointments? A good self check of your dialogue with these no shows might reveal what in your methods might be turning them into no shows. If you have a sales manager or broker/owner, coach or mentor go through your pitch and ask for constructive criticism. Where it happens frequently for you perhaps your current method isn't working, listen to others and how they handle customers. If your a listing agent then no shows are a part of the job, sellers hire you for this reason, screening these customers is just something you need to develop. As a buyers agent a pre-showing consultation might be another avenue to get to know the customer better and you can show them the value of doing business with you. Best of Luck

I'm sorry Bruce, I am confused. Probably because I'm tired and should just go to bed. Do you mean your buyers aren't showing up for you to show a property? Or are you meeting buyers with their agents at a property you have listed and no one is showing up? Thanks in advance...

You made me wrack my brain to try to remember the last time I had a no show. - Could not think of any.
in 15 years there must have been some.
late shows - yes all the time. - I bring a book, a magazine, If its my listing, I tidy it up.

Oh I finally remembered a no show, It was a pest inspector, five years ago. Still can't think of any buyer no shows.

This is an interesting concept. I meet my clients at my office so this is not usually a problem for me. It certainly is a definitely alternative. Thanks for sharing.

I've got to say I've never had that happen. You could do what high-end dining establishments do which is to take a credit card number and if they don't show up or cancel within a certain amount of time they get charged! Just kidding. But seriously, that is really strange behavior.
