Need a good company to negotiate my short sale

Going to test this out for the first time and want a reputable company. I don't know the fee structure, but I don't want to work with a company where I have to try and pass it on to the seller or buyer. Any good Rec's?

There is a mixed discussion on the topic of agent vs attorney negotiation. More and more banks are bailing on paying a non agent to negotiated. I have used both because of the time it takes to go through the follow-up. Find an attorney team that you can work with. I have worked with the harasser in the communication. Do it this way.. Wait do it that way. No do it this way.. You don't want that. . . For sure!!! Anyway. Short sales, with a good follow up system are easier to complete and you have better understanding of what your file status is.

Hey Vicki I did a little digging and found a company that just charges the seller a $500 retainer, and in certain cases will waive it. They don't charge the listing agent anything, even if their fees don't get accepted on the HUD. Seems like an awesome deal so I am going to test them out and see what happens!

Just becareful. If there fees get cut on the HUD - your short sale becomes bottom priority. I have had it happen several times and even to the point I ended up negotiating the short for my buyer because the other side dropped the ball. Hi Chris,

I work with an attorney firm - Johnson/King. They put their fees on the HUD and try to collect from the seller's lender. If the lender does not approve their fees the maximum charged to the listing agent is $750. I have been doing short sales since 2006 and have tried many in addition to negotiating myself.
