offer on the house but it does work out (I did not know that my buyer did this) 2 weeks after he meets with me and makes an offer on a house and we are able to work out a contract. Buyer has never received any paper work from the previous offer (didn't go to contract) no records of offer declined therefore buyer decides to call that broker to make sure that he is not under contract only to find out that he has signed a buyer agreement with that agent. Buyer request to void contract and states that he is in contract with me. The broker is now threaten to sue. I see several things wrong what is you take?
