Mailers - Do they work? If so, please feel free to share your advice. If not, please provide a reason why this has not worked for you.

As someone who has been in the real estate industry since 2002 (in a mortgage capacity), my first crack at residential re-sale began in 2010. Things have been going very well so far, but I'm always looking for tips from experienced agents who don't mind sharing their success stories. Thanks in advance!

I do them but in a very intense, very targeted way. Pick a neighborhood or development. Make a list of EVERY home in there. Mail a postcard to everyone in that development every other month, PLUS every time you list/sell a home there. Eventually, you will dominate the neighborhood. It works! I do this on a very targeted program and have managed to be successful. Don't pick an area with thousands of homes. Start small and work your way up.

Great question Timothy!

They seem to work best with your sphere and past clients. The other instance where I've had good ROI is apartment complexes where the rent is higher than a house payment. Lots of renters would rather be owners if they know they can afford it.

Doesn't work as well if you do random mailings with no consistency, saturation and exposure are different things.

Congrats on your decision to come over from the dark side!

Hi Tim,

Like other agents, I also send a fair number of postcards and get a good response from them. The real trick: what you're mailing and the message you're sending in order to get a lead. I use a toll free 1-800 number ad with my postcards and it works well. It takes the fear away from the lead of having to talk to a "pushy salesperson", but I still capture their information and they leave a message if they are interested. It really saves a lot of time and in the end, you only deal with prospects who are serious.

I will tell you that i LOVE postcards!!! if used correctly with purpose and precision, they are extremely effective. I just posted a question regarding Branded vs Unbranded and Direct mail marketing is a terribly accurate weapon if used in the right way...Everyone should be utilizing BOTH Branded and Unbranded marketing for both web presence and print advertising. Hope this helps.

Hey Tim, One more thing! Don't forget to "link" back to your website, your facebook page, your linked in, trulia, etc, etc. just put the buttons on the post cards so the people you are mailing to know where else to find you!

Yes, they work, but you have to be very area specific with your postcards, provide good data, and be consistent.

I know at least one agent who gets listings from mailers. They mail every month, and they get about 1 listing per year for every 250 homes they mail to.

I have found success in using mailers with people in my sphere of influence. Very much like the way Stephanie answered previously.
I also found that sending out "just sold" postcards to be a great tool.

Postcards seem to work well for me. You just have to be very consistent about where you are mailing.

I like using mailers to people with whom I already have a relationship. That has provided my highest ROI, and an easy way to stay in front of past clients.
