MY BUYERS WANT TO BUY A HOME IN NORTHBORO, MA. DO YOU HAVE ONE TO SELL?

Happy Valentine's Day All!

I am working with a family who currently resides in Northboro, Massachusetts and want to stay here. They just need more space than their three-bedroom Split Level Ranch affords them. Their criteria are:

NON-NEGOTIABLE

1.) At least four bedrooms;
2.) Neighborhood Setting;
3.) FLAT LOT, preferably backing up to the woods or conservation land;
4.) Some cosmetic updates are okay but nothing requiring major renovations;
5.) Two car attached garage.

PREFERRED BUT NOT DEAL BREAKERS:

1.) "Great Room";
2.) Central Air Conditioning;
3.) In-ground or high quality above-ground pool.
4.) Peaslee School District.

Sounds like your buyers dont need an agent.

They know what they want and where they want to live. They should send out postcards, post flyers in Neighborhoods they like and/or post the same information above on Craigslist. No need to pay 6% more in their case.

Your buyers should check out the many, many foreclosures in NB. Most conventional sellers still have an unrealistic view of the value of their property.

54 Maple is interesting and in the Peaslee district. Once the owners have the realization that it is worth about a 100K less than their current list price of 490,000 than it could really work. Nice home and nice location, excepting the drop off and pick up traffic from Peaslee.

Got some ocean front property in Arrizzonaa. From my front porch you can see the sea.....

No one is buying. Market will continue to tank in 2011. Your clients should rent.

Thanks Mike. No, they will not consider any town except Northborough and are willing to wait for the right opportunity! By the way, New England Steak & Seafood Restaurant is being featured on the Phantom Gourmet as I write this!!! Cool!
