Local Ads & Trulia Pro Purchasers, how effective have these been? So far, I have not gotten a single lead and my information is displayed

Asked by William Tong, Arcadia, CA Sun Sep 9, 2012

incorrectly. I paid to own my "local area" along with getting the Trulia Pro pack. As of now, my information is displayed incorrectly even though I changed it in my profile days ago. I had also been considering adding mobile at the time. However, I still have not gotten a single lead and was hoping some of my fellow Realtors could please tell me their experiences with the product and give me some tips / advice on generating leads. Thanks in advance.

With a positive attitude you always see the bright side of life, become optimist and expect the best to happen. Local Ads in Trulia or any website will work if your profile is displaying the right information, some recomendations, some blogs, some listings, advertising for open houses, etc. Trulia works for me and I'am hoping that will work for you too.

Best of Luck,

Hi William,

I'm sorry to hear about these problems and I've asked our Customer Service team to give you a call today to make sure that the information on your Local Ads and listings is correct. Depending on the nature of the display, that may be the reason why leads aren't coming through.

Thanks for making us aware of these issues.

Best Wishes,

Hi Emily,

All of my information is correct. I've gone over my profile over a dozen times at this point and everything is perfect.

If you used your credit card, you might be able to get a refund for false advertising or misrepresentation. Of course, they will always say that it is your fault...that you did something wrong...or that it takes more time (sounds like the government). Best wishes to get your money back.

Jury is still out. I bought the top level...Trulia Advantage and have gotten only 1 lead, and it was a typical internet dud (person won't respond to email or phone contact). Only have to sell one house a year to make it pay, but so far I'm not meeting that minimal requirement! Never know though, it only takes one, and there's still time left in the year...

My experience has been good with Trulia both in terms of successfully closed transactions as a result of leads I've received but just as importantly is the business I've picked up because of being so highly visible on Trulia--which includes at least 20 listings last year (all sold and closed). I realize it is pricey and may not be for everyone but for me the return has been well worth the investment.

Did you buy the zip code or the city name?

I am still evaluating Trulia Pro and Local Ads. I have not yet received a lead who responded to me, other than rentals. I have tried making phone calls to leads with no returned call after I left voice mail messages. I did have one woman answer the phone. She was mad because I was the 4th
person to call her. Am I one of 4 people who get the same leads? That was not what I thought I was buying. Also, I send e-mails to leads, with no response. If I would receive a good lead that purchased a home from me, that would more than pay for the services. But, I still waiting....

I have had some really good leads from Trulia. I closed a really nice deal earlier this year that came from Trulia. I also closed 2 more that the buyers could not remember if they found me on Trulia or Zillow. I also just picked up a new buyer from Canada last week.

The Biggest RED FLAG WARNING of a program to stay away from is when you hear folks repeating...."If I get just one sale it pays for itself!" This is the definition of 'ACCIDENTAL REAL ESTATE." Do you really want to be running your business this way?
I've actually advised marketers who call me, "If you say during this conversation, "if you close one deal it pays for itself" I will hang up immediately." They truly, truly believe real estate agents are so daffy they will buy ANYTHING! When I disconnect the call, I do not experience even a trace of guilt.
As real estate professionals, we must be highly aware of marketing best practices. You must be aware of the transition of a suspect to a lead. Apply what you already know to what you are allowed to do on aggregate websites to promote your message. How can you reach any conclusion other that these programs require a big dose of accident MAGIC to produce results for YOU.
You are not permitted ANY of the best practice requirements. Please, don't make decisions in defiance of what you know to be true. The results are as predictable as over pricing by 30%. The only sound you hear is that of the echo of your bank balance.
Best of success to you,

I tried the Pro program . Similar to the others, I got a couple of leads. For me, the extra fee wasn't worth it - I'd rather put that into another form of advertising.

Best of luck to you.
