At that time you will have determined if your website was for validation, instruction, information, infrastructure or lead generation purposes. (or all). That was your responsibility.

If I understand correctly, you want the ability to generate LEADS. Do not mistake this for all the other stuff mentioned. You are correct in realizing LEADS must be your focus. Do not duplicate what your franchise Weichart already provides. Ask yourself, how are leads generated? Can Trulia be used to drive lead generation? What exactly do you want the home buyer or home owner to do? Are you willing to spend 15 to 45 minutes a day feeding life into the most important part of your real estate business. (You can not hire people to care for your business) ----------- All that is said to challenge you to evaluate what your really need. A website with a biter web presence and produces leads is what the vendors willl attempt to sell you, and not deliver. Understand what the buyers and sellers respond to, in your market, that conform to your business model and build around that. You will find you do not need a website to generate leads. But you will need to leverage the internet marketplace.

Do It Yourself.
Using WordPress and information available on the internet, you can build your own site. It takes some work, but it is so great to get a listing and have it posted within a few hours, on your own site, the way you like it.

Template sites are problematic in general for good rankings. There's so much extra CMS code under the hood that the actual content is just a minor part....thus the typical low rankings. I had a couple niche sites built out in DreamWeaver / CSS and they rank in the top 5 for several keywords. Very niche and focused on a particular target market. Do a search query for 'fix and flip broker' - it shold be in the top 3 organic results.

In my opinion, for what thats worth, websites do not produce many real leads. From my experience, existing clients will use your website more than anyone else. I have tried a few, priced from $30 a month, to $160, and have seen very little difference. To have a web pressence of the kind we really need as Realtors, your budget will be to pay someone to get and keep your name towards the top of search engines. This is somewhere between $500 to $1000 a month and at the end of the day, you will still be behind the big national names. .

On a positive side, I would love to see more originality in sites. I think that an agent that does not push her/his real estate agends, and just talks about their hometown, things to do, etc. on the site will be very different from the rest.

Anyway, if you do need a suggestion, try Topproducers sites. They seem ok

We utilize Superlative. Although it's not a "lead" generating site, with their SEO's, we receive leads from all over the world. The internet is an amazing tool!

Their support is awesome too!
