A great way to get started in developing a niche in the upper tier is to take the Institute for Luxury Home Marketing's two-day course - it offers excellent tips and tools for those just jumping in as well as for more experienced agents looking to move up to the next level. The course is offered around the country - check out the schedule at http://www.luxuryhomemarketing.com. It's also the required education component for the Certified Luxury Home Marketing Specialist (CLHMS) designation, so that once you've completed it you can work toward the production requirements of the designation.

This is a very good question and one alot of people are interested in the answer.

My best advice is to stay intelligent, loyal, and knowledgeable. If you know the market, people will want to know you. In San Antonio the rumor is that a high executive did not get in the right clubs and picked up his company and moved to Dallas. It created a 48 month supply of existing houses of value over a million dollars. Your market may have its own insights. There are always buyers for expensive homes, if they are in the right location. Know your market. People will respect you if you have your facts straight.
