not show this home in their system 2 months after the sale. I have a buyer for this home and we are trying to find someone to affect a purchase within HSBC. Any direction would be a help. Thank you.

It usually takes several months for the lender to get the property in to their system, get an appraisal done on it and farm it out to a local agent. As you can imagine, they have been overwhelmed with properties over the last 2 years. I don't know of anyone that has had success buying a house going straight to the lender, unless they are buying properties in bulk. Your best bet is to just keep checking the website and checking FMLS for the listing. They just aren't set up to field direct requests/offers until they have gone through their little checklist and listed it with an agent.

I'd pound on any contact that you have or start with any contact number and bang away. The bottom line may simply be an answer that sounds like..."it has to be processed through the system". I have two folks ready to buy homes that went back to the lenders and we're getting spun round round like a record baby round round.

I'm convinced that banging your head against a wall is more productive than dealing with properties like these.
