I have a client who wants to list his condo at the Metropolis in Atlanta. Would anyone be interested in working out a referral deal with me?

Asked by Michelle McCormick, San Diego, CA Fri Jan 29, 2010

I am a Realtor in Dallas and I've listed a few of his condos here, but he told me yesterday he would like his condo listed in Atlanta.

Of course! I am a top producer in Atlanta and specialize in that area. I have a full team that will also be assisting in the sale. Please look at my website at http://www.karensmyth.com. I certainly would welcome the opportunity.

Danielle is right - The Metropolis has not suffered as badly as some of our condo towers.

Regardless, you have about a 50% chance of success with a listing in the building - that's a good bit better than the Atlanta average. The best hard price point for 1/1 activity looks to be $150,000 and for a 2/2 it's $225,000.

If the unit is above average, then know that two, 2/2 units sold for over $300K last year.

You would know what to do if you were here in Atlanta...

Call me if you would like to get my opinion.

I do have one opinion that is indisputable - you have a sexy profile photo, young lady.

I'm very familiar with Metropolis and the midtown area. I just negotiated a short sale in the south building. I also have friends that live in the building. I know their procedures for getting in and out and I know the amenities that the building includes.

My team is the #1 Keller Williams team in the city of Atlanta for 4 years running. Last year, in this "down" market, we did more than 23 million in sales between 6 of us. Our marketing team is top notch and when we have a listing, there's nothing we can't do to make the sale happen.

I would love to talk to you about the unit.
You can call me any time, 24/7.

I'd be more than happy to help. My listing at Metropolis just expired so, it is a perfect time to transition. I live in Midtown and love when I can walk to my listings. Metropolis is a great building and has stood strong over the years. I have a lot of friends who live there and enjoy the retail spaces it has to offer. I am familiar with the best marketing aspects for the building/area.

So, let's plan to discuss your desired terms and go from there.
