John, the 15% refers to a minimum, which results in 30, maybe 45% if we can turn the same investment 2-3 times on a yearly basis. If you promise more....I want to see it happen when buying in the 200-250K range.
Working with a fund an providing 20% yearly return makes a lot of people happy from my experience. That's what I sell, always open to discover what you can offer.

15% ROI is wayyyyyy too low for a flip, especially in a soft market like north SD County. Can you provide more information that justifies investing in such a low ROI? I'm a 25 year resident of Del Mar and the surrounding area prior to going north 4 years ago. Have several properties in the area, would add more if there are real deals.
