The Denver metro area market remains strong. The summer was crazy busy. Competing offers, listings selling the same day they go active, low inventory levels, etc. Activity has slowed a bit, but I think that's more due to seasonality and the corresponding lack of inventory for single family properties. The Colorado economy is also outpacing most of the rest of the country, however I do think the national economy remains fragile.

We had a very strong Spring Market with properties selling in 10 days or less. Multiple offers and rising prices. This lasted through to August and then we started to slow down some. I believe the rising interest rates and the mess with the government spooked people for now. Hope they come back into the market soon.

Experiencing some of the more traditional seasonality of years past. Nice to catch the breath, as we were much more economically driven for about two years. Less than three months of inventory, Austin remains an accelerated seller's market. And rents are topping out, tenants continue to fight for rentals.

I agree the markets are strong in most areas and it is good to here! Just got back from our International Convention and there were many stories of a strong year and good news for the coming years.

Market still very strong in Miami Florida, some locations of course stronger than others. Buyers are just not very thrill about the over-priced inventory, particularly Bank owned and therefore we have observed a little less activity in September and October.

Los Angeles is very busy and strong these days! Two words sum it up... Sellers Market! The 4th Quarter is known to always have less inventory and sellers than most, though we definitely are seeing a huge demand for inventory!

Yes, Sellers Market here in south central Pennsylvania as well. We could use some more Sellers as inventory is getting tight!

SARASOTA & VENICE MARKETS

Our Sarasota/Venice market is "clicking along" with inventory no at a low that hasn't been seen for many years. Along with this there is the expected new construction "start ups" that are increasing in numbers, helping to fill the void by the shrinking inventory.

One thing is for certain....that is the unsuccessful buyers from last season likely won't recognize this year's market and certainly will find prices considerably less appealing as prices creep higher.

Upstate NY has been very strong....
Business is good due to the growth of our local chip factory. The economy here is very good and the demand for housing is exceeding the inventory...
So, looking up!
If anyone has a house to list in the 518 area code...

Here in Fort Wayne things are holding steady. Feb-Aug were record months. In the last few months things have slowed just a bit, but we expect a strong finish to the year.

Market here in south Florida still looking good. Inventory is low and so prices are stable and supported for now. Hopefully with the government back up and running we will be fine. Lenders seem to be loosening up just a little. More loan products available.

Our market was stellar all summer long. Still pretty good, but nothing like the summer was.
